This is the beginning of the fun where you get to lay out your vision, hopes, and dreams for the look, feel, and emotion you seek in the final construction. We’ll also review your budget and desired target area to determine how much can be allocated to the lot vs. the build. This allocation then informs what kinds of special features, materials, and technologies can be incorporated into your build.

You’ve undoubtedly heard the real estate axiom, “Location! Location! Location!” The first step is to find a lot that is well-suited to your end goals. You can choose from one of our lots, come to us with your own, or we can find one working together. West Valley Ventures’s extensive network of contacts allows us access to find exclusive, off-market buying opportunities unavailable elsewhere.

Design

Taking what we learn about your vision in the initial consultation and subsequent conversations and working with our design team or a design team of your choosing, a design is drafted to illustrate the elevations, floorplan, and amenities that bring your vision to life.

We work collaboratively with you sticking to your vision at every stage while providing our experienced counsel about maximizing your outcome, and staying within your budget. Our objective is to create the embodiment of your vision, from the initial design to the final finishes.

Budget

No matter what the budget, you’ll still want to keep your costs under control. That’s why it’s essential to prioritize what’s most important and work down from there. Is square footage the driving factor, is it finishes, is it lot size or view? Starting with the “big boulder” priorities will allow you later to allocate the available funds thoughtfully.

It’s also important to be realistic about the costs, that way, if you go over budget in one area, you can determine where you will cut in a lesser priority area later. The more finishes you choose before construction starts to lock in as many hard costs as you can to minimize surprises down the road.

Using our strong relationships with vendors and contractors we can help you negotiate the best pricing to extend your available resources.

Construction

We can break down the construction stage into two phases: pre-construction and actual construction.

Pre-construction includes entitlements/permits, cost estimation, and procurement.

The construction phase involves safety and quality control, project management, and communication with you and the rest of the team. Meet our CQO, Kevin!

To be clear, the construction process is rarely a straight line. You never know what can crop up that will require some creative thinking to keep things on point.

Since being founded in 2014 and with decades of additional experience in the business, we can help smooth the bumps in the road that may arise… and inevitably do. This is not our first rodeo; we’ve helped dozens of owner-builders navigate the process to successful completion.

Move In

Throughout the build, we’ll have been in close communication to ensure that you’re integral to every major decision along the way. That being said, we’ll still perform a walkthrough with you before your final move-in.

With you, we’ll check the proper operation of all the home’s major components, explain how the major systems of the home should be maintained, review warranty coverages and procedures, and check for any cosmetic finishes that may require a final touch-up.

Permit Processing and Final Budgeting:

You are encouraged to develop a prioritized “wish list” of goals of the Project. Additionally, you are encouraged to keep a “scrap book” of photos, sketches, magazine articles, etc., which may help illustrate design, features, whichever you prefer.

  • Ongoing telephone and email coordination with the Building, Planning, Public Works, Utilities, Fire, etc. departments, in regard to plan check status and issuance of comments from various departments.
  • Coordination with you and project consultants, as required.
  • Review final construction cost estimates. We will coordinate with contractors, you, and project consultants as required in regard to final budgeting of project.

Services include:
  • Review final construction cost estimates. We will coordinate with contractors, you, and project consultants as required in regard to final budgeting of project.
  • Coordinate a pre-construction meeting to set schedules, standards, and communication channels.
  • Conduct field visits to determine substantial conformance with the design intent of the Construction Documents and attend construction meetings. Visit the site to observe the work and to determine if it is in substantial compliance with the Construction Documents.
  • On-site walk-throughs to finalize locations of miscellaneous items associated with MEP registers, thermostats, switches, receptacles, fixtures, etc., as required.
  • Assist Owners in the project closeout.

Design

Services include:
  • Meet with Owners to identify interior design direction and review any preselected finishes, fixtures, interior details, etc.
  • Research, acquire, and assemble alternative preliminary selections of interior finish materials and present to Owners for review and final selection.
  • Research, refine, and complete preliminary finish, fixture, appliance, hardware, and decorative light fixture schedules to coordinate with interior design phase indicating manufacturer, model number, color/finish, dimensions, etc. of each item, acquired. Review completed schedules with Owners.
  • Research and assist Owners with preliminary appliance, plumbing, and decorative light fixture selections.
  • Prepare preliminary finish hardware and bathroom accessory (pulls, knobs, towel bars, toilet paper holder, etc.) schedules.
  • Research, acquire, and assemble alternative preliminary selections of interior paint and stain colors and finishes and present to Owners for review and final selection.

Additional

Services

Should additional services be requested by the Owners due to a change in scope of services, West Valley Ventures will provide such services upon written approval from the Owners.
